We can provide a “turnkey” or fully Co-Ordinated Design Team approach incorporating all related disciplines to provide a single point of contact for our Clients.

Service Outline

FREE initial consultation – to provide advice, define the brief and explain the design, consents and construction process.

Sketch design – Development of the design through the development of the ‘design brief’, drawings and meetings with the client, to reach the best possible design solution. Inclusive of drawings prepared for pre-application discussions with local planning authorities.
(RIBA stage 1-2)

Design development – Prepare drawings, submit and administer an application for planning permission.
(RIBA stage 3)

Technical design – Prepare detailed drawings, construction details and a specification for the project, to enable an application to be made for Building Warrant consent, inclusive of administration of the warrant application and obtaining the consent.
(RIBA stage 4-5)

Tender action – Advise on suitable contractors to undertake the work; prepare and issue competitive tender documentation, and provide a report on completion of the process to enable the client to make an informed decision on who and whether to appoint.
(RIBA stage 4-5)

Mobilisation – Administer the building contract, make periodic inspections of construction work in progress and certify payments to the appointed contractor.
(RIBA stage 5-6)

Home Improvements

HRI ARCHITECTS undertake a wide range of smaller scale work, typically projects classed as having construction cost between £15K – £150K; from domestic garages and house extensions to internal alterations, re-planning and maximising space, light and utility of buildings of all kinds.

Other smaller works that HRI ARCHITECTS undertake include commercial projects (retail, hotel and office alterations or upgrades) and smaller scale industrial developments.

To enable our clients to budget with confidence, our professional fees are generally quoted on a ‘lump sum’ basis at stages identified in the Royal Institute of British Architects (RIBA) Outline Programme of Work.
